- How We Help
How We Help on a Bank Branch Building Construction Project
For most customers, the lobby is the branch. What they never see, like the vault structure and the alarm wiring, takes just as much planning. Financial institution construction has to get both right, and here is how we approach it.
New Branches and Drive-Thru Lanes
On a new branch, the lot shape shapes almost every early decision. Drive-thru lanes and parking need room, and so does the building. We also run the underground conduit for drive-thru equipment before paving, since trenching through new asphalt later is costly.
- Full-service branches built from the ground up
- Pneumatic tube stations for drive-up tellers
- Night deposit drops and drive-up ATM islands
- Canopies sized for lane width and clearance
- Outparcel branches in retail center lots

Vault Rooms and Secure Spaces
Secure areas follow stricter rules than the rest of the branch. In practice, a bank general contractor builds the vault room and teller line to the bank’s security specifications, then prepares each space for the equipment that follows.
- Vault rooms built to the required UL rating
- Teller lines with bullet-resistant panels and glass
- Cash rooms with controlled entry points
- Alarm and camera wiring roughed in early
- After-hours lighting where vaults are visible

Remodels and Upgrades for Branches
Branch layouts have changed. Where a long teller line once filled the lobby, many banks now want open service areas and private offices for lending conversations. We handle that conversion while protecting the security features the branch still depends on.
- Service pods in place of fixed teller counters
- Glass-walled offices for account opening
- Lobby and entrance updates to brand standards
- Accessible entrances and service counters
- ATM and drive-thru equipment replacements

What Drives Bank Construction Cost
The security package is the cost that surprises most first-time bank owners. Office and retail buildings don’t need vaults or bullet-resistant glass, and neither is inexpensive. We price those items early, as separate lines, so the board can see them.
- Number of drive-thru lanes and canopy size
- Parking and site lighting requirements
- Data and low-voltage cabling throughout the branch
- Brand standard finishes and exterior signage
- Branch footprint and the services offered

- Our Process
Our Bank Branch Construction Process, Step by Step
Bank projects depend on a sequence of decisions. The vault location comes first, because the structure is designed around it. Security equipment is chosen next, since wiring cannot start without it. When either decision runs late, every task behind it waits as well.
Below is the order most branch projects follow, from initial site review to opening day. Larger or more complex sites simply take longer at each step.

Site and Prototype Review
Every bank prototype looks good on paper, but each lot has its own limits. We test the footprint and the drive-thru lanes against the actual site, then recommend changes while they are still easy to make.
Security and Vendor Planning
Next, we set the security layout with your team and place orders for long-lead equipment like vault doors and drive-up units. Locking those dates in early keeps the build from waiting on deliveries.
Build-Out Around the Vault
Once permits are approved, crews pour the slab and set the vault panels before the roof goes on. After that, framing and interior work follow, and both are planned around the vault.
Vendor Install and Opening
In the final weeks, vendors install their equipment while our team finishes punch list items and final cleaning. Branch staff then receive a full walkthrough of the building systems before the doors open to customers.
- Why choose us
Why Choose Epic as Your Bank Construction Contractor
A bank’s facilities manager may be responsible for many branches at once. What that person needs is a contractor who handles sensitive information carefully and builds every location to the same standard. That is exactly how our team works.
One Contact for Facilities Teams
Throughout the build, from preconstruction to closeout, one project manager stays assigned to your branch. That way, change orders and vendor questions all go to the same person, so your team is not left chasing several subcontractors.
Security Details Kept Need-to-Know
Vault specifications and alarm layouts are sensitive, so we limit who receives them. Drawings go only to the trades that need them, and printed sets are returned once that part of the work is done.
Schedules Built Around Opening Day
Most banks’ construction schedules start from an opening date that marketing and staffing plans already depend on. Each vendor install and inspection becomes a milestone, and we report on every one until opening day.
Consistent Results Across Multiple Branches
Ideally, a customer walking into your newest branch should recognize it as yours right away. That level of consistency, though, depends on following your brand standards and prototype drawings closely, from the first location to the tenth.
Licensed, Bonded, and Insured
Bank boards expect thorough documentation from contractors. Our certificates of insurance and bond information are available for your review during contractor selection, and every subcontractor on site carries its own required coverage.
- Our Safety Process
Safety and Risk Control on Bank Job Sites
Bank branch construction contractors face risks most commercial crews do not, like heavy vault components or work beside an open lobby. For that reason, our safety plan covers each risk before mobilization and stays in place until opening day.
01
Rigging for Vault Doors
Each vault door and panel is lifted under a written rigging plan, with the lift zone closed off from customers and staff.
Traffic Control at Drive-Thrus
When a remodel affects the drive-thru, we barricade the work area and post signs so customer cars stay clear of crews.
03
Escorted Access Near Vaults
Crew members working near vaults or cash areas are signed in daily and escorted, following the bank’s own security procedures.

- FAQ
FAQs About Bank Construction Services
Bank executives and facilities managers tend to ask us these questions first. Our answers follow.
That depends on the scope and on how quickly approvals come through. A remodel can usually be completed in a few months. A new freestanding branch with a drive-thru takes longer, typically most of a year after permits are issued.
Yes. Most banks, in fact, prefer it that way. First, we phase the work so one area stays open while another is under construction. In addition, the loudest tasks happen after closing, and if the main counter is affected, a temporary teller station covers the gap.
Usually, the bank purchases that equipment from specialized vendors who handle the final installation. The contractor’s job is to prepare for it, with the right slab, blocking, power, and conduit in place, and to fit vendor visits into the schedule.
At a minimum, federal regulations require a secure place for cash, like a vault, plus an alarm that notifies police, a recording camera, and tamper-resistant exterior locks. The bank’s security officer decides what else the branch needs, and those choices shape the floor plan.
In many cases, yes, although rules vary by village. In particular, some require a public hearing before approving a drive-thru as a special use, and many also set a minimum number of waiting spaces per lane. We confirm those requirements before the site layout is locked.
Yes. A walk-up ATM needs controls within reach of a seated user, and it must also offer audio guidance for customers who are blind or have low vision. Drive-up machines, on the other hand, are exempt from the reach rules, although most other requirements still apply.
Yes. In-line branches in shopping centers are fairly common. That said, they come with a few limits. For one thing, an engineer has to confirm that the existing slab can carry a vault. Also, some centers simply have no room for a drive-thru.
Yes, if the property has room. In that case, the new branch goes up on an open part of the lot while the existing one stays in service. Then, once staff moves over, the original building comes down to make room for parking or drive-thru lanes.
Our team manages the building permit and every inspection up to the certificate of occupancy. Beyond that, opening a branch may require approval from the bank’s regulators. That filing, however, stays with the bank, so we plan our schedule around its timeline.
To start, we only need the site address and, if possible, a short list of the services the branch will offer. Prototype drawings or a brand standards package help as well, if you have them. From there, our team will set up a planning call.
